wow, that's pretty terrible. Really hard to design without having a proportionate sketch first. Back when I did a lot of home plans for classes, my mom sketched out a house, and put measurements for all the rooms and asked me to draw it up. When she got it back, she was all "this isn't what I sketched at all, it's all lopsided!" - seems she didn't realize how bad her proportions were.

The thing that always gets me is they never count on how much space all those 4" thick interior walls take up. Or that we add 9" on exterior walls.

So while they may think this house is 2500 sq ft on their grid paper it's actually 2800 when you put walls in.

That's about a $30-40k difference. So next time I'll be reducing it to fit their budget.

Then they'll feel they can't get what they want with their budget and give up. So I'll have two plans and about 20 hours worth of work down the tubes.

I did a much better detailed drawing on mine but I took some of the loss on the interior sizes. I told my architect to make it fit. Lol

BTW Gary remember the flooding issue I had a few weeks back? Insurance wants to give me 4k to have all the drywall patched, the sinks put back in, etc. I got two quotes from some contractors. One said $7k and the other said $7.5k. Why must insurance low ball so much? lol

Just present your quotes to them and if need be get a third one.
