My Sister in law lives in an identical house to the one I currently live in, only a hare smaller- only hers is built in 1998 and in Ct...
Mine $148,000..
Hers- $400,000..

Housing costs are crazy in some places.

Big question, can you do all the repairs to the older for ALOT less than $50K?

Further, I'd go with older since it has TREES. As much as I understand why developers do the ol' Brazilian-rain-forest-cut-n-clear, I hate it.

And since the older is bigger too boot...sounds like a better deal.

Can do for a lot less than 10K. I have my own pet Contractor, My Dad will do it for Cost.BUT I gotta wait in line- he's building his dream house for my Mom right now. $2,500 for the outside repairs. He can also get carpet and hardwood floors for cost. I already own my own brand new appliances. I know how to paint.
I would adore having this house, but I don't see it going on the market-too much of a cash cow for the owner. I settled here cause I knew I wanted this neighborhood. Plus the school system is excellent.

It drives me nuts to see the ole cut and clear with the requisite tree out front and baby patch of grass. Its the way now. Tons of good neighborhoods ruined.

Here the oak and pines (and Lots) are huge- and a SUPER bonus- NO HOA to tell me what to do.

Definitely older. I do have to say that I always chuckle at the "older" homes in the south. I lived in TX for a while...

Coming from the northeast I consider homes that were built in 1965 and onwards as "new". lol

I'd go older, looks like over $40K cheaper after repairs, bigger lot, and more trees. I'm on about 3/4 of an acre now and guesstimating that the front yard is 1/4 of an acre... i'm guessing that putting a 3 bedroom house in there would mean that you are on top of your neighbors.

Save the money, get the larger lot, and if nothing else the added trees will provide more privacy.

I said newer and smaller because never things have less problems then older things. For me I dont need a big house but instead a big garage.

I have an acre now. The houses are a decent size apart as well. This neighborhood was built in 1984.
I am kind of scared to move my kids out of their school- but my our best friends are moving out where I am looking today. They want us to take a peek. This is literally 4 miles out of the school district. This town used to be a one redlight redneck town, but its the fastest growing city in Alabama now- things are allegedly happening out there. THE place to live- apparently you buy low out there and roost, and the markets gonna skyrocket.
BUT I get to pick colors- and I get my black kitchen and hardwood floors and black countertops. Plus I get to pick paint, and there is a monstrous bathtub in the MB. Eddie will also have a fence.
AND AND AND I can finally get my Dobie and Siamese cat!

I have a 1pm appointment.

I am in a dilemma! I need space- we run an office from here, and I need a home office to do that properly. Crap Crap crap!

Yep, housing costs are mostly affected by simple supply and demand, if a lot of people are looking to buy a few houses, the prices go up. The value of homes has doubled here in the past few years, especially following Ivan. A few years ago you could buy a nice house for about $150,000-$200,000, now that will probably only buy you a manufactured home.

Exactly Holder... I was looking at homes prices yesterday... We are thinking about the IO really seriously. The manufactured (read mobile home) homes are going for about 200k. You can get a 2000 sqft house out in the Inland Empire for about $500k. I wouldnt move out there to save my life.

Side Note: This morning some of our counties most expensive homes are sliding off the hill they are built on. These homes are beautiful, they overlook the mountains and then the ocean. Insurance doesnt cover landslides. These homes were built many years ago, and were bought for maybe $100k, and have lived here for upwards of 50 years.

Well I am about to go off and do something silly........Yippee. going to look at houses I don't really want! My hubby and his friend already have plans to run fiber between their houses so they can play games when they are home. All his wife and I want is a yard for our pups to run in.

In Alabama, the very last thing you ever wanna do is live in a manufactured home, there's a bad stigma attached to em. Course- they are $30k and less.... And the dealers are like payday loan places- all over the poorer parts of town.

Here- you can Live VERY well for a little bit of nothing. The high dollar houses are reserved for the corporate and dr/lawyer types.
