I'm thinking of modding my current v6 with a tune,intake and axle-back but I'm worried about the warranty and that I can't really do the mods myself and wanting to upgrade to a gt in a year or two.
Why can't you do the mods yourself? Both intake and axle-backs only take basic hand tools. Even if you are a novice it would easy to install. As far as the warranty goes it is only voided if something breaks and they determine it was the cause of an aftermarket part. The best thing to do is talk to your dealer about what you can and can't do as far as what might void parts of your warranty then figure out what your comfortable with doing.
Intake will take 30 min with basic hand tools and the hood up. Axle backs are a bit more involved but can be done in 2 hours with ramps and hand tools.
Do they enforce that? I don't see how anyone is harming/bothering/disrupting anyone else by putting a garbage bag/can next to their car and throwing away McD's wrappers and wiping down the dash or vacuuming out your interior.

Depends on the dealer ... some our mod friendly and some are not.
You won't void the warranty by just putting those parts on your car. Read the Magnusson-Moss Warranty Act.
In short ... an aftermarket part would have to fail and cause harm to your car before the warranty could be "voided" ... the dealership would have to prove xxx part caused xxx failure. It is not as easy as saying that because you put x on the car then all warranties are voided.
Just FYI ... When a Steeda tune, CAI, exhaust, etc. have been installed on a consumers car ... we have had 0 warranty claims/denials. When you purchase from Steeda, you are purchasing parts that are tested and intended to perform the way they should.

As far as the apartment is concerned... they all say that in the lease, but it's meant to keep someone from trying to rebuild a whole car.
I'd tell the land lord to shove it. Everywhere I've leased has the same stuff in their contracts but I ignore it and no one has said a thing. It's really to keep the mexicans from running shops in the parking lots.
Go talk to your landlord and explain that the work is simple and when it will be completed. Unless they are complete tools, you should have no problem getting their, "okay." And then just be done when you say you're going to be.
As a landlord renting a home out; I have the same provisions in my lease. For less specific reasons than Rando stated. But along the same lines. I'm Hispanic and dang it...I don't want a garage run out of my property's yard either.

I know with gears tune intake and exhaust that it will cost a lot but there are only two dealers that are close to me
If you're determined to use one of those 2 dealerships, then by all means, do it. But you likely won't get the best price or the best service, especially since you can do most of those mods yourself with a screwdriver...
