Has anyone ever utilized St. Joseph?

Since we are going to move to Orlando Florida, and since we live in a brand new subsivision where you can have your pick of new construction or have a house built for you in 120 days....All for cheaper than this one because we have too many upgrades.......
We were told to do this: http://www.snopes.com/luck/stjoseph.asp
Has anyone else utilized St. Joseph to move their house quickly?

No, our house isn't on the market, we yanked it for the holidays(didn't want the kids presents getting took by a theif). But its going back on 1-1.

Had any success with it?

Talk about something weird, I had never heard about this until 3 weeks ago when one of my sisters came up to me and ask me if I would go the church supply store by my work and pick one of these up.
I started laughing when she told me about this.
I agreed and went to the store and it took me 3 times to get one of these.
Everytime they get them in they sell out fast from what I was told by the lady working the counter.
I got her one last Friday and she has not buried it yet in the yard but as soon as she does I will mark the calendar to see how long it takes to sell the house.
I guess if you believe in something enough things can happen!

Brian got transferred to Orlando. I think they told him about 2 weeks before Thanksgiving?

I got my statue from Stjosephstatue.com since Catholics are in short supply here in Baptistville. Hopefully it will work when we get our house back on.

I'm not catholic. I just like the religion! If I were religious I would totally be a catholic though.
Brians family is Irish Catholic, I was raised baptist, which is what scared me off from Church.

In any case, this house is too hot in summer(stays in the 80s no matter what) and too fricking cold in winter(gas heat costs too much to keep warm) AND the office is in the attic where its always 80 degrees even though its heated and cooled. so no matter what, we are leaving it. Plus the HOA is becoming a PITA.

You are supposed to bury it headfirst near the forsale sign. THEN after closing dig it up and put it in your new house(or Condo). Mine came in a little muslin bag with a novena to say over it. Everyone who has ever sold a house that we know swears by him.

Yea, I want to move, NO I don't want Brian going to the office everyday, I quite like having him around all days.

My sister-in-law did this.
Really weird story.
They looked for a house all over their area for 3 months. Couldn't find a thing in their price range.
Did the St. Joseph thing and found a house a couple of streets over the next day.

Saint Joseph needs to find me a house that isn't freezing cold in winter and hotter than hades in summer! I have had it with my "dream house"

We are leaning towards condo now, but I am wondering if Orlando will be as magical as we think it is? True, the schools do not blow like they do in Alabama, but its at least 9 hours from the closest family member- and 30 from most.

I got to looking: The housing market is very confusing depending on where you live:
$200,000 house in Orlando Florida:

$200,000 house in my neighborhood:

Cheapest house on the market in my husbands hometown Bayport NY:
$429,000

Now

To get the same house somewhat I live in now in Florida:$309,000

This is a house for the same price in Calera:

Mr. Joe helped sell our last two houses.

He lives on the fireplace mantle, but at this
time of year, must share space with the decorations.
(Still has a bit of dirt on his legs from both houses.)

Good luck, April!

I was half tempted to get one. Our house was on the market for 5 months before we got an offer. We averaged 2 showings a month! The market stinks in my area!

Stinks in mine too- we live in a brand new subdivision with 84,000 NEW houses for sale too, take your pick, name your price range. Fortunately, our house is one of a kind and not one of many, so that may help. We are giving it away- for $15,000 less than a similar one can be had, but Grr.
Then again, the other unique house on my road has been on the market since may(but its ugly and my realtor told me it smelled bad-like dog pee and funk). Its the one in my last post for 200K.

Hi April,
Yes I have had success with it and I am a Realtor. I even have asked permission from homeowners a few times. Good luck with everything.

How does it work? Granted my house was only on the market for 10 days before I took it off for Christmas(wanted a tree and presents without worrying about being robbed). BUT my realtor had an open house the day after Alabama played Auburn, and NO ONE CAME!!!

My realtor(s) are neighbors and friends who work in this neighborhood solely. She is a buyer and sellers agent- should she represent only me or both? However, she does list on the MLS so any agent can bring a client.

When you say how does it work. Follow the instructions for Saint Joseph.
A sale is a sale so if your Realtor has a buyer and you trust them I would. Each state has different laws regarding agency relationships. Ask your Realtor if there are dual agency laws. (meaning both buyer and seller) I would choose open house dates more carefully. I had a home that no one came to the open house. The next time I held it open I had my friend help me leave my BMW in front of the house the night before (i'm serious), then I had the owner leave the keys to his Mercedes so I could put it out and I did and I drove my Mustang there. Then instead of a bunch of drive bys people came in and it sold that week. Activity breeds activity. I hope this helps. Rich
