When I was 22 I bought a duplex and rented out the other apartment, had a roommate that paid rent as well, and the rent more than covered the mortgage with spending money to boot. Best investment ever, that said, I did not have the nicest of cars for a year or so while I saved up but was able to get a new T-bird super coupe a couple of years later.

407 for 5** years with the ability to pay it off earlier without penalty after 18 months i think.
